Airbnb is standardizing the expectations between hosts and guests by explicitly banning common household chores from checkout requirements. In an email titled “Important Changes to House Rules” sent on Tuesday, the company informed hosts that starting November 20, they will be restricted from asking guests to wash dishes, strip beds, or remove garbage.
This move marks the first time the platform has published a comprehensive policy defining which host requests are considered reasonable. The new guidelines limit hosts to selecting from seven standard house rules, aiming to reduce friction and ambiguity in short-term rentals.
Enforcement and Penalties for Hosts
The update carries significant enforcement weight compared to previous informal guidance. Airbnb stated that hosts who repeatedly violate the policy could face a notice on their listing, reduced visibility in search results, or other actions under the terms of service.
Specific penalties for non-compliance include the cancellation of bookings, the removal of Superhost or Guest Favorite status, and potential suspension of the host account. The company emphasized that these measures are designed to ensure consistency across the platform.
Additional provisions in the updated terms prohibit hosts from requiring separate rental agreements, with exceptions for monthly stays, Airbnb Luxe properties, optional amenities like golf cart use, or where local regulations or homeowners associations mandate such contracts. Hosts are also barred from collecting or keeping copies of guest IDs unless required by local law or HOA rules.
Fee Restrictions and AirCover
The new policy also addresses financial disputes over property damage. Airbnb clarified that hosts cannot charge fees for items already included in the listing or impose their own fines. The company noted that AirCover, its protection program for hosts, covers property damage, removing the need for hosts to seek direct compensation from guests for such issues.
Reaction from the host community has been mixed. About a dozen hosts objected to the changes in Airbnb’s community forum by Wednesday afternoon. Most complaints focused on the ban on dishwashing, with two French hosts indicating they might leave the platform due to the operational burden.
One property manager in Quebec City told Skift that the changes ignore the realities of professional property management, which often requires operational work from guests to maintain efficiency. Despite the pushback, Airbnb is proceeding with the standardization to create a more uniform experience for travelers worldwide.
