Wyndham Hotels & Resorts has officially entered the curated vacation rental market with the launch of Homes & Havens. The new collection features nearly 800 professionally managed homes and villas located across the United States, the Caribbean, Mexico, and Europe. These properties are now available for booking and redemption through the Wyndham Rewards loyalty program, which currently counts approximately 129 million enrolled members.
Strategic Partnerships Drive Inventory Growth
The initial inventory for Homes & Havens comes from newly established relationships with independent property managers and hospitality companies. Key partners include Brightwild, Simpson Travel, StayTerra, and Thousand Trails. Michael Shiwdin, group vice president of integrated marketing, loyalty and digital at Wyndham, stated that some of these partners are already live, while additional properties are expected to join the collection in the coming months.

This expansion represents a strategic move to diversify the offerings available to travelers who are increasingly looking for alternatives to traditional hotel stays. By integrating vacation rentals into its loyalty ecosystem, Wyndham aims to provide more reasons for members to maintain their engagement with the brand. The company noted that hundreds more homes are expected to be added to the portfolio in the near future.
Pricing Model and Booking Constraints
Wyndham has structured its award pricing to offer predictability for members. The program utilizes a fixed per-bedroom award price, starting at 15,000 points per bedroom per night. This stands in contrast to competitors like Marriott, which employs variable pricing models for its Homes & Villas by Marriott Bonvoy collection. Marriott’s collection is significantly larger, having reported more than 160,000 homes in 2024.

However, the launch comes with certain limitations. Wyndham currently does not offer elite earning bonuses for stays in these properties. Additionally, online award booking is not yet available. Members must currently book redemptions by phone and are required to provide at least 60 days’ lead time. The company expects to enable online booking capabilities within weeks, which should streamline the process for users.
The move places Wyndham in direct competition with other major players in the travel space. Credit card issuers such as American Express, Capital One, and Chase are also waging intense competition for travelers through their own curated rental collections. American Express recently expanded its footprint by adding more than 1 million Airbnb listings to its platform on October 22.

Financially, the push into vacation rentals aligns with Wyndham’s broader growth strategy. The company reported that its ancillary revenue, which includes co-brand card fees and partnership income, reached $317 million in 2025. This segment saw a 10 percent growth through the first nine months of 2026, highlighting the importance of non-room revenue streams for the hospitality giant.
